When I do speed tests I notice 5mbs yet web pages load very slowly and videos online cannot be streamed in HD without constant buffering.

Have you adjusted the SNR value?? If not please try a value of 2

The value prior to me changing it was 4096 and now it is at a value of 2 I cannot watch a YouTube video on anymore than 240p without buffering for example.

Yes, so I just reverted it back to 4096. I have no clue whats up with my connection.

Even with speed test results showing 5mbps I still am unable to stream videos online.

With the setting set to 4093 do you achieve over 5 mbps (no need to change it now, we dont' want DLM to kick in)

Also have you tested with a wired connection (buffering issues)

I cannot have a wired connection, not possible with my set up.

Also changing the SNR value to 4093 gives me download speeds of 2.5mbps.

However even with 5mbps and only 1 device connected to the internet, web pages will load very slowly, some not at all and forget trying to watch an online video regardless of who is hosting the video.

Try changing the wireless channel the router outputs (Try 11) and also try and change the bandwidth over to 20mhz
